Shed hoarder clearance is the specialist work of emptying, decontaminating and — where necessary — dismantling a hoarded garden shed. Sheds are among the most heavily hoarded spaces per square foot in any London garden, and the concentration of hazardous chemicals, obsolete tools, pest activity and structural decay makes them a specialist rather than a generalist job.
What sheds typically contain
The commonest content in a long-hoarded shed: decades of garden chemicals (herbicides, pesticides, fertilisers, weedkillers, some no longer legal), motor oils and lubricants, timber preservatives, paints and solvents, obsolete garden tools, pest control products, and general storage that has been "put in the shed" over decades. On top of this, the shed itself is usually decayed — roofing felt failing, timber rotting, floor collapsing.
Hazardous waste segregation
Shed clearance is one of the highest concentrations of hazardous waste in any residential job. A specialist provider segregates on site into: general waste, WEEE (tools, chargers, small appliances), hazardous chemical waste (paints, solvents, garden chemicals), oil (motor and lubricating), and asbestos (where the shed roof or base is asbestos-cement — common in older prefab sheds). Each stream produces its own waste transfer note or hazardous waste consignment note.
Pest activity
Sheds are common sites of rodent, wasp and mouse activity. A specialist clearance includes an inspection for pest activity and, where present, coordination with pest control so treatment happens as part of the same project. Structural decay
A long-hoarded shed is often structurally unsafe. Timber walls and roof may be soft with rot, roofing felt may have failed, and the floor may be sagging or collapsed. A specialist team assesses the structure before entering, and where the shed is unsafe to work inside, dismantling from the outside is planned so contents can be removed in stages as the structure comes down. Timber is segregated for recycling, metal fittings for scrap, and asbestos-cement (where present) is handled by a licensed contractor.
The staged process
Site preparation includes access route protection, dust containment and PPE including respiratory protection. Where the shed contains chemicals, sorting begins with a hazardous waste sweep — every container is inspected, identified where possible, and segregated for licensed disposal before general sorting begins. This is slower than a blitz clearance but it is the only way to avoid dumping legally hazardous material into general waste, which exposes the property owner to enforcement action.
Asbestos
Prefab sheds built between the 1950s and the 1990s often contain asbestos cement in the roof, walls or base. Where suspected, work stops immediately and a licensed asbestos surveyor is engaged before any disturbance. Where confirmed, removal is arranged through a licensed asbestos removal contractor to Health and Safety Executive standards. This is not a generalist job and any provider claiming to remove asbestos without licensing should be rejected.

Broad London bands: a small shed clearance at moderate level usually completes in a day at £400 to £1,000; a full shed with mixed hazardous waste takes one to two days at £1,200 to £3,500; a full shed at severe level with asbestos, structural collapse or heavy pest activity can reach £4,000 to £10,000. Asbestos removal, where required, is priced separately by a licensed contractor.
Aftercare
A cleared shed base is a foundation for a new structure or a paved garden feature. Where the resident wants a replacement shed, the specialist team can coordinate with a shed supplier or garden contractor. Where the space is being converted to garden use, the base is left level and clean.
