Probate Hoarder Clearance

Probate hoarder clearance is the specialist work of clearing a hoarded property as part of the probate process, coordinated with the executor and their solicitor. Where the estate includes a hoarded property, an ordinary probate clearance is not sufficient — items of value can easily be missed, documents scattered through the accumulation can hold up the grant of probate for months, and a blitz clearance can expose the executor to a challenge from beneficiaries or HMRC.

The probate framework

Probate is the legal process of proving a will, gathering the deceased's assets, paying debts and taxes, and distributing what remains to the beneficiaries. The executor (or administrator, where there is no will) has a duty to make reasonable enquiries about the deceased's assets and to account for them accurately. A hoarded property makes these duties harder to discharge and increases the risk that assets are missed. A specialist clearance is scoped to reduce that risk.

Asset identification

A specialist team identifies and preserves probate assets that a generalist clearance would miss: cash (often in envelopes among paperwork), premium bonds, share certificates, bank books and cheque books, jewellery, watches, coin and stamp collections, artwork, antiques, first editions and rare books, insurance policies, and title deeds to any other property owned by the deceased. Each is inventoried, photographed and returned to the executor with a summary schedule suitable for the probate application.

Document consolidation

Probate paperwork in a hoarded property is almost always scattered. The specialist team consolidates all documentation into a single probate pack: the will and any codicils, correspondence with solicitors and banks, share certificates and financial statements, insurance policies, HMRC and tax paperwork, mortgage documents, utility accounts, and any letters that might indicate outstanding debts or assets. The pack is indexed and handed to the executor's solicitor.

Coordination with HMRC

Where the estate exceeds the inheritance tax threshold, HMRC requires a full inventory of the deceased's assets at the date of death. A specialist clearance provides item inventories and, where required, arranges specialist valuations for jewellery, antiques and artwork. This is often the evidence HMRC requires to accept the executor's valuation without further enquiry, and can materially reduce the time and cost of settling inheritance tax.

The staged process

Site preparation and PPE. Then a room-by-room clearance beginning with the least sensitive spaces (usually kitchen and bathroom) and moving through to the most personal (bedroom and study). Sorting uses standard keep/discard/donate/recycle/undecided categories, with an additional inventory stream for probate assets. Bulk waste is bagged and transferred to licensed disposal, with a duty-of-care waste transfer note issued for every load. Personal items and probate documents are boxed and delivered to the executor.

Typical costs and timelines

Broad London bands: a one-bedroom flat probate clearance at CIR level 4-5, £1,800 to £4,000 over three to five days; a three-bedroom house probate clearance at level 5-6, £4,500 to £9,500 over one to two weeks; a large or severely hoarded probate estate, £10,000 to £30,000 over two to five weeks. All quotes should include labour, PPE, transport, licensed disposal, item inventories, document consolidation and VAT.

Timescales matter

Probate delays cost money. Every month the estate is unsettled attracts continuing costs — insurance, council tax, utilities, mortgage interest — and a hoarded property that cannot be sold or let is a monthly drain. A specialist clearance is usually the fastest way to bring the estate to a state where it can be valued, marketed and settled.

Working with the solicitor

The specialist team works to the executor's solicitor's instructions and provides documentation in a format the solicitor can use. Where the solicitor has specific requirements — a particular inventory format, additional photographs, specialist valuations — these are agreed in the initial survey.
