Pest Hoarder Clearance

Pest hoarder clearance is the specialist work of decontaminating and clearing a hoarded property affected by any pest infestation — rodents, cockroaches, bedbugs, moths, silverfish, wasps or others. Pest activity is almost universal at CIR level 5 or above, and a specialist clearance is scoped to address the specific pest ecology of each property alongside the clearance itself.

The commonest pests in London hoarded properties

Rodents (rats and mice) are the most common, present in almost every property at CIR level 6 or above. Cockroaches are common in inner-London blocks with shared drainage. Bedbugs are increasingly common in bedroom-focused hoarding. Clothes moths and carpet beetles are almost universal where textiles have been stored for decades. Silverfish and booklice appear in paper hoards. Wasps and hornets are common in loft and shed hoards. Each requires a different treatment approach.

The staged process

Site preparation with containment, ventilation and PPE. Initial pest control treatment. Clearance under full PPE, with contaminated soft furnishings, carpets and mattresses bagged and removed to licensed waste routes. Hard surfaces cleaned and disinfected. Cavities and voids inspected and — where infestation extends into them — treated by the pest control contractor. Deep cleaning follows. Aftercare includes a follow-up monitoring or baiting programme and — where re-infestation risk is high — sealing of entry points and structural repairs.

Bedbug-affected properties

Bedbug clearance is particularly demanding. The insects are small, hide in furniture joints and wall crevices, and are increasingly resistant to standard insecticides. Effective treatment usually requires heat (bringing the room to 55°C for several hours) or long courses of specialist insecticides applied by a licensed technician. Contaminated soft furnishings and mattresses are usually beyond salvage and are bagged and sealed at source before removal to prevent spread.

Cockroach-affected properties

Cockroach infestation in a hoarded property usually requires several weeks of coordinated treatment. Insecticide gel bait is applied to identified harbourage points, and follow-up applications are required at intervals to catch newly hatched insects. Where the infestation extends into shared drainage or adjacent flats, the treatment is coordinated with the building's managing agent or the local authority environmental health team.

Typical costs and timelines

Broad London bands for pest-affected hoarder clearance: a one-bedroom flat with contained infestation, £2,500 to £6,500 over one to two weeks; a two- or three-bedroom house with widespread infestation, £6,500 to £18,000 over two to four weeks; a severely infested property with structural damage or persistent bedbugs, £18,000 to £45,000 or more over four to eight weeks. Pest control fees are usually a separate line item.

Verification

The clearance is verified by follow-up monitoring appropriate to the pest: rodent monitoring stations, cockroach glue boards, bedbug interceptor traps, or moth pheromone traps. Results are included in the completion pack and, where required, in ongoing monitoring reports.
