Deep clean hoarder clearance is the specialist work of restoring the surfaces, air quality and hygiene of a property after the bulk hoarding has been removed. Ordinary domestic cleaning cannot address what a long-hoarded home leaves behind: embedded odour, biological contamination, mould, pest residues, grease and years of accumulated dust in cavities and voids that domestic cleaners never reach. A deep clean is a technical process, not a scaled-up version of routine cleaning.

What a deep clean addresses

A specialist deep clean addresses: hard-surface bacterial and fungal contamination; embedded odour in porous materials (timber, plaster, carpet, upholstery); mould on walls, ceilings and behind fittings; grease build-up in kitchens; sanitary contamination in bathrooms; dust and particulate levels in air and on surfaces; and — where relevant — nicotine, soot or chemical residues on all surfaces. The result is a property that is measurably clean by ATP swab testing, not just visibly tidy.

The staged process

Site preparation and PPE. Mechanical ventilation with HEPA-filtered air scrubbers throughout the working area. Hard surfaces cleaned mechanically with degreasing agents and then decontaminated with appropriate biocides for the substrate and contamination type. Grout, tile joints and silicone sealant treated for mould where present. Kitchen surfaces cleaned to a food-safe standard. Bathroom surfaces cleaned to a hygienic standard with sanitary-ware descaled and disinfected. Floors deep cleaned or, where saturated, lifted and replaced. Odour neutralisation with hydroxyl or ozone treatment where required.

Odour neutralisation

Embedded odour is one of the defining features of a long-hoarded property and one that ordinary cleaning cannot address. Standard cleaners remove surface contamination but leave the compounds responsible for odour in porous materials. A specialist deep clean uses hydroxyl generators — which break down the odour-causing compounds through free-radical chemistry — or ozone treatment where the property is unoccupied and can be sealed. Multiple cycles are usually needed with re-testing between them.

Mould treatment

Mould in a long-hoarded property is usually widespread. A deep clean treats mould with fungicidal biocides appropriate to the substrate and species, and — where mould has penetrated into plasterboard, plaster or timber — coordinates with removal and replacement of the affected material. Surface treatment of penetrated substrate is a temporary fix that always recurs, and a specialist provider is honest about this rather than offering a cheaper surface-only clean that fails.

Verified sanitisation

The sanitisation standard achieved is verified by ATP swab testing at agreed points throughout the property. ATP (adenosine triphosphate) is present in all biological material, and swab readings above defined thresholds indicate residual biological contamination. Results are included in the completion pack and — where the client requires additional evidence (housing association void handover, insurance claim, private sale) — additional testing (microbial swabs, air quality sampling) is arranged.

Typical costs and timelines

Deep cleaning is usually part of a broader hoarder clearance and priced within it. Where it is scoped as a separate stage — for example after another provider has completed the bulk clearance — broad London bands: a small property deep clean, £1,200 to £3,000 over two to four days; a medium property, £3,000 to £7,500 over four to seven days; a large or heavily contaminated property, £7,500 to £20,000 or more over one to three weeks.

Working with the resident

Where the resident is returning to the property after clearance and deep cleaning, the completion pack includes a written aftercare guide with recommended cleaning products and frequencies for the specific surfaces and materials in the property. Where the resident has mobility or cognitive issues, coordination with a regular domestic cleaner or care package is included in the aftercare plan.
