Apartment hoarder clearance is the work of restoring a hoarded apartment in a serviced or mansion block to a safe and liveable — or lettable — condition without disturbing the wider building. In London the term "apartment" usually covers modern purpose-built schemes with a concierge, lifts, waste chutes and strict move-in and move-out protocols. Those protocols shape almost every aspect of how the clearance is planned.

What is different about apartment blocks

A concierge or building manager controls access, and most blocks require advance notice of any works involving contractors, lifts or the loading bay. Waste chutes are for domestic refuse only — bulk hoarded material must be removed manually. Lifts must usually be booked, protected with padded blankets, and used within agreed windows. Parking is often restricted to a single loading bay with a strict time limit. A clearance that ignores these constraints is quickly stopped by the building.

Planning the job

A good specialist opens the file by contacting the managing agent to confirm the block's contractor requirements: insurance evidence, method statement, RAMS (risk assessment and method statement), lift-booking form, out-of-hours rules and any restrictions on skip use.
